General News: Town Approves Lower Assessments

The Cornwall Yacht Club and four other property owners in Cornwall received a reduction in their tax assessments following approval of a negotiated settlement by the town board on Monday. The five property owners had filed suit against the town and won a total reduction in assessment of $2.6 million.

For the yacht club, the settlement returns its assessment back near the level it was in 2005. That’s when the town assessor raised the assessment on the marina and clubhouse more than six-fold, from $198,700 to $1,295,6000. The new settlement puts the seven-acre yacht club’s assessment at $203, 700, retroactive to 2006. That’s a drop of nearly $1.2 million.

Another bigger winner was Cornwall Properties, LLC, owner of the former Star Expansion warehouse in Mountainville. The settlement took about $1 million off the assessed value, which will drop from $2.9 million to $1.9 million for 2008-10. An earlier settlement in 2007 resulted in a drop of $800,000 in the 37-acre property’s assessment.

The town also settled a claim by the owners of Painter’s restaurant on Hudson Street, whose assessment was reduced from $841,614 to $488,000. In addition, the owners of three residential properties on Angola Road, Duncan Avenue and Bayview Avenue won negotiated settlements that reduced assessments by amounts varying from $119,200 to $27,350.

So pretty much, once again, the richest people get to have their taxes lowered? If you have enough money to sue you get your taxes lowered? There is this notion that businesses help communities by raising money - what money is being raised if the taxes are being lowered, and/or being granted under tax breaks? Is there ANY benefit to the people who live here? We have a $1M and counting DPW facility, that unless I am incorrect, is only worth 0.5M or less. We keep getting told that WE have to pay more taxes because the state is cutting funds, in instances such as the school district ... Seems like once again the good 'ol boys club got together to determine what would be better for their buddies. I must say, I LOVE paying my money to help someone else get filthy rich under the concept that they are "entrepreneurs" ... It helps everyone else put food on the table, right?

How is it that the Cornwall Yacht Club's seven acres of prime and extremely rare waterfront property on the Hudson River have a lower assessed value than my 2 bedroom Cape on .25 acres in the Village? I don't even have a river view!

Seems if what you say is true, everyone should sue. Seems as if it would pay for itself, if what you say is true. Should be easy to get a loan for such a sure thing

I do not claim to know how these formulas are supposed to work; it is my understanding that *any* property owner can appeal an assessment. I would not get full assessed value for my home if I put it on the market right now. And I am paying taxes on a much higher value. I don't get it. If the values fluctuate so much, then so should the taxes. Bob, we had a similar situation years ago, two houses, identical except one was brick and one was wood (ours) the other had an addition that almost doubled the size and we were assessed at about 1/3 higher! You know we appealed that one! Good Luck!
