General News: Stone Hollow Gets Drainage District

The Cornwall town board on Monday approved the creation of a new drainage district for the Stone Hollow development that is under construction on Willow Avenue near Route 9W.

Stone Hollow, formerly called Willow Woods, is a 29-lot subdivision of homes on 24.39 acres by the firm of Ginsburg Development Companies.  Homes will range in size from 2400 to 4000 square feet.

The new district will be maintained by the town but paid for by the future homeowners at a cost of $190 per lot. The developers are also in the final phases of an agreement to receive water from the Cornwall-on-Hudson water department.

Last month, work began on clearing the parcel.  O’Connell says construction of the model home has begun and sales will open in a month or two.

Asked later about how the slump in the housing market will affect building plans, developer Jack O’Connell says that they are cautious but committed to completing the project.   He said that he is excited about the growth of Stewart Airport and the opportunities for new construction, both residential and commercial, that it will provide.  The firm has another mixed-use residential project nearby, the 217-unit Fairways in Wallkill that O’Connell pointed to as an example of their quality construction.

At Monday’s public hearing on the district, Cornwall resident Nancy Lewit, who follows development issues closely, was the only member of the public to raise questions about the plan.  She noted Stone Hollow’s proximity to the proposed Cornwall Commons project and asked why it was all happening so quickly, right now.   

Council member Kerry McGuinness responded that the project had met all the criteria of the planning board and council member Randy Clark added that the planning board was happy with the project.  Town superintendent Kevin Quigley then closed the hearing and the vote in favor of the new district was taken.
