On Monday evening, the Cornwall planning board got a glimpse of the homes proposed for the Cornwall Commons development off Route 9W.

Developer Joseph Amato brought in drawings of the detached homes he wants to build on the 157-acre lot, as well as drawings of the attached homes and multiple-dwelling units. Current proposals call for 314 single-family, detached homes, 14 atttached homes, and 162 multiple-dwelling units.

Amato said that he particularly loves the 15,000 square foot clubhouse that will become the centerpiece of the planned adult community, if it is approved by the planning board. The clubhouse, he said, will include a pub-type restaurant, media room, fitness room and other amenities. Walking trails, a putting green, and indoor/outdoor pool will be geared to the active adults that are targeted as future residents of the complex.

Amato appeared before the planning board as it begins to review the developer’s supplemental environmental impact statement. Planning board consultant Leslie Dotson told the board that she has some concerns about the statement, particularly in the area of the ecology of the wetlands. The board is expected to discuss these and other concerns at its next meeting on February 4th before presenting the document to the public.

Members of the Cornwall Conservation Committee will be studying the document as well.

Gerald Jacobowitz, the attorney for the developer, told the board that they would like to finish the environmental review process in the next six months.

“I hope we can come to a happy ending,” Amato told the board, referring to his efforts to build on the large tract of land he purchased in 1999. His plans, which you can read about here, include a commercial/retail area along Route 9W in addition to the 490 residential units.
